Finding the Entry Point First
A damp patch on a basement wall is rarely where the water got in. It travels along the top of the footing, through a cold joint, or down the outside of the wall until it finds a crack. So we start outside, not inside.
We look at where downspouts discharge and whether they are carrying water far enough from the house. We check the grade in the first couple of metres, because ground that has settled toward the foundation over the years funnels every rainfall straight down the wall. Window wells get checked for drainage, and we look at whether the weeping tile is doing anything at all.
Only then does it make sense to talk about which waterproofing method fits.
Exterior Waterproofing
The exterior approach is the thorough one. We excavate along the affected wall down to the footing, clean the concrete face, and apply a waterproof membrane. A dimpled drainage board over top gives water a path down to the weeping tile instead of sideways into the wall.
While the trench is open we can replace failed weeping tile, correct the slope of the backfill, and deal with anything the excavation reveals. It is more disruptive than interior work and it addresses the cause rather than the symptom.
Interior Drainage
Where excavation is not practical, an interior system is the alternative. A channel is cut around the inside perimeter of the slab, drainage pipe is laid in gravel, and the water is routed to a sump pit and pumped out.
This does not stop water reaching the wall, so it is management rather than prevention. On some houses, though, it is the right answer, and pretending otherwise to sell a bigger job is not how we work.
Why Winnipeg Basements Leak
The clay under this city is dense and slow to drain. When it is saturated, water sits against your foundation instead of moving away through the soil. In a dry summer the same clay shrinks and pulls back from the wall, opening a gap that the next heavy rain runs straight down.
That cycle is why a basement that stayed dry for twenty years can start leaking without anything obvious having changed. It is also why drainage correction is often the cheapest part of the fix and the part that matters most.

Is interior or exterior waterproofing better?
They solve different problems. Exterior work keeps water away from the wall in the first place and is the more complete fix, but it means excavating. Interior systems manage water that has already reached the wall and route it to a sump. Which one suits your house depends on where the water is entering and what is around the foundation.
My basement only leaks in spring. Is that still worth fixing?
Usually yes. Seasonal leaks in Winnipeg normally mean meltwater is pooling against the foundation faster than the soil can take it away. That water is also loading the wall, so the leak is the visible half of a problem that is doing quieter work the rest of the year.
Can I just seal the wall from inside with a paint-on product?
Those coatings can slow surface dampness, but they do not stop water arriving under pressure. If water is being pushed through the wall, a coating either fails or pushes the water to the next weak point. It is worth knowing which situation you have before spending anything.
