What We Actually Look At
The crack pattern, inside and out. Direction, width along the length, whether it runs through concrete or follows mortar joints, and whether cracks in different parts of the house line up into a story. A single crack tells you little. A pattern tells you what is moving.
Whether the structure is still square. Door frames that have gone out of true, windows that stick at one corner, floors with a measurable slope, gaps opening where an addition meets the main house. These say more about foundation movement than the foundation itself often does.
The drainage, in detail. Where every downspout discharges. How the ground slopes in the first couple of metres from the wall. Whether the window wells drain. Where snow gets piled in winter. How close large trees are, because a mature tree draws a great deal of moisture out of clay through a dry summer.
Why Drainage Gets So Much Attention
Most foundation problems in this city are water problems that became structural problems. Saturated clay swells and pushes on walls. Clay that dries out shrinks away from footings and lets them drop.
So a repair quote that ignores the water is a repair with a short life. Frequently the most valuable thing we find is a downspout emptying beside a wall, and correcting that is the cheapest work on the property.

How long does it take?
Usually under an hour for a typical house. Reading the cracks inside, checking whether the structure is still square, and walking the exterior for drainage is most of it. A complicated case with additions or multiple problem areas takes longer.
Will you tell me if nothing needs doing?
Yes, and it happens regularly. Plenty of cracks are stable and plenty of houses settled decades ago and stopped. If that is what we find, that is what we will tell you, along with what to watch for.
